Due Diligence First

Flood zone check, wetlands mapper, ash sites, contours. If it fails here, we don't touch it โ€” no matter how good the price looks.

Run the Numbers

ARV โ†’ build cost โ†’ impact fees โ†’ utility cost โ†’ closing costs โ†’ capital cost. We reverse-engineer what the builder can pay and work back to our max offer.

Verify Utilities

JEA taps vs capacity vs well/septic โ€” a $9Kโ€“$32K spread. We confirm before making any offer. This is where most wholesalers get burned.
